Fairview Texas is a suburb North of Dallas and has a population of just under 9,000. Fairview Texas is one of the fastest growing pockets of real estate in all of North Dallas. Fairview Texas has seen a good share of its growth occur over the last 10 years. When looking at the real estate market of Fairview Texas you can see that the number of active listings is smaller than other areas due to the smaller population in Fairview Texas. That does not mean that the demand for a home in Fairview Texas is small at all. In fact demand for homes in Fairview Texas is quite high especially in the price points below $300,000. There are some large homes in Fairview Texas that are listed for over $1,000,000. Most of these homes have a good deal of land included as well. The market in Fairview Texas for these higher priced homes is very similar to other North Dallas suburbs and is much slower than that of homes in a smaller price point.

Each week we will feature a Market Update on an area of Collin County or North Dallas. This week we are doing an update on the Frisco Market and its current inventory of homes for sale and those that have sold in the last 30 days. The city of Frisco includes both Collin and Denton County and for the purposes of this Frisco Market update we have included both counties in our results.

Frisco Market
The Frisco Market certainly has two distinct sides to it. Homes under $400,000 are selling and selling at quite a brisk rate. However in the Frisco Market homes over the $400k mark are still seeing days on market reach into and past the six month mark. This trend is something you will see in most of the markets in the Collin County and North Dallas areas. A strong seller's market in certain price points under $400k but an even or buyer's market in those above $400k. We expect that over the next year we will see the trend continue in the price points under $400k while we look for the homes over $400 to see a increase in sales come the spring and summer months.

Thanksgiving is only a few days away and with it comes the unofficial start of the holiday season. Every year around this time our team (The Jan Webb Team) speaks with many home seller's who are under the impression that you should not try to sell your home over the holiday season. There are many reasons why this may not be the case. Below are 10 great reasons why the holidays may be a right time to sell your home.

1)  People looking for homes over the holiday season  are typically serious buyers.

2)  Inventory of homes is down giving serious buyers    less options to choose from.


3) Home supply will increase in January giving the buyers more options and sometimes driving down selling prices.

4) Buyers tend to be more emotional over the holiday season and will tend to spend more money on getting what they want.


5) Buyers will have more time to look over the holiday season; including weekdays.

6) Corporate relocation buyers sometimes must move at the beginning of the year as opposed to waiting until spring or summertime.


7) Some buyers must purchase before the end of the year for certain tax implications.

8) Homes show better when decorated for the holiday season.


9) You always have the option to decline a showing in case of holidays parties or guests while still having your home on the market

10)      By selling your home now you can take advantage of the market from the buyer's prospective in January when more homes become available and prices may decline.
