DFW homes see prices rise for 11th straight month

Standard and Poor's Case-Shiller Home Price Index for January 2013 has just been released and the good news for the DFW real estate market continues to come in. According to Case-Shiller, DFW home prices were 7% higher in January 2013 than they were in January of 2012. Lack of inventory and great interest rates have helped contribute to the rise in home prices in the Dallas Ft. Worth market area.

Nationally, the news is very positive. In the 20 cities that Case-Shiller studies home prices were up an average of 8.1% over the last 12 months. Home prices across the nation are back to their fall 2003 prices, a great sign that the housing market has truly started to recover. Foreclosure filings continue to be down over 25% from a year ago and housing starts saw nice rises in the month of February 2013.

Where have all the houses gone???

Home inventories in North Texas continue to shrink

Ask any Realtor in Collin County how the real estate market is today and with no hesitation he or she will reply, CRAZY!!!! We have seen a 180* turn-around in the last 12 months. What was once a buyer's market in many parts of North Texas has QUICKLY become a very seller friendly market.

Homes in North Texas are selling faster than Realtors can get them listed. Multiple offer situations are becoming the norms for both buyers and sellers.  Weekend open houses which just  a year ago might have attracted one or two prospective buyers walking through may now see over 20 interested parties literally jostling for position to get in the door. Home builders are filling waiting lists daily with new buyers.

The leading cause for this crazyness in the real estate market is the lack of available homes for sale. Most areas of North Texas are seeing inventory levels at or near all-time lows. Take a look at the chart below and see what your city's monthly supply of homes for sale. Keep in mind anything under two months is considered a very HOT seller's market.

Home Prices see largest increase in seven years

CoreLogic Home Price Index Rises by Almost 10 percent year over year in January 2013

Real Estate analytics provider CoreLogic has released its Home Price Index for January 2013 and the news is yet another confirmation of a real estate market that has turned around seemingly overnight in some areas. Nationally home prices were up 9.7 percent over January 2012. This is the greatest year over year increase in price in over seven years. Only two states, Deleware and Illinois, did not see an increase in year over year prices in Jnauary 2013.

What about here in the DFW area??

The Dallas Fort Worth area home prices were up 8.1 percent from this time in January 2012. Historically low housing inventories, pent-up buyer demand, and extremely low interest rates have turned many areas of the DFW real estate market from strong buyer's markets to strong seller's markets. Many buyers in todays DFW real estate market are starting to come across homes with multiple offers for over full price in under 24 hours. The competition for good homes in the DFW area is at it highest in years. Working with a professional who understands the shift in this market and how is educated in what is happening day to day in the market is more crucial now than ever.
