Dallas Home Prices Increase Yet Again

Dallas Prices Continue To Rise!!!




The prices keep rising. According to CoreLogic , Dallas area home sales saw yet another increase in year over year prices this previous February. Prices in February 2013 were up 7.3% from this time a year ago. With distressed properties taken out of the equation prices were up even higher with a 9.5% year over year increase.

Nationally the news was just as positive as home prices were up 10.1% from this time a year ago. Home prices in some of the hardest hit areas of the recession are seeing the highest gains. States like Arizona and Nevada saw year to year price increases of over 18%. Many national analysts expect the 10% plus gains to throughout the nation to continue through 2013. Lack of inventory combined with low interest rates are continuing to fuel the upswing in home prices.

Windsong Ranch Prosper Texas is a name you will hear more and more over the upcoming months. Windsong Ranch is the name for the new $1.2 Billion dollar, 4,100 home community coming to Prosper, Texas. Windsong Ranch will be located in Prosper Texas along US Highway 380 west of The Tollway. 

Windsong Ranch will be the largest residential development in Prosper Texas. Windsong Ranch is a 2,030 acre project which will include single family residents, townhomes, apartments, retail and commercial space. Windsong Ranch will feature numerous public spaces such as trails, parks, and community green spaces. DFW homes see prices rise for 11th straight month

Standard and Poor's Case-Shiller Home Price Index for January 2013 has just been released and the good news for the DFW real estate market continues to come in. According to Case-Shiller, DFW home prices were 7% higher in January 2013 than they were in January of 2012. Lack of inventory and great interest rates have helped contribute to the rise in home prices in the Dallas Ft. Worth market area. 



Nationally, the news is very positive. In the 20 cities that Case-Shiller studies home prices were up an average of 8.1% over the last 12 months. Home prices across the nation are back to their fall 2003 prices, a great sign that the housing market has truly started to recover. Foreclosure filings continue to be down over 25% from a year ago and housing starts saw nice rises in the month of February 2013.

Dallas ranked as MOST AFFORDDABLE MAJOR CITY to live in the USA

Zip-Realty has released its first ever ranking of housing affordability in 30 major and metropolitan areas and coming it at number 1 was Dallas, Texas. The Zip-Realty rankings are determined by comparing the median household income of a city to the median home price in that city.  The median income of a Dallas family is $47,418 while the median home price in Dallas is $249,950. This equates to a home price to median income ratio of 5.27%. In other words the median Dallas family will only have to spend 5.27% of their annual income to afford the median house in Dallas. On the other end of the income to home price ratio spectrum you will find cities like Washington DC and Brooklyn NY where income to home price ratios are over 16%.
