Another month of real estate statistics has been released  for the Dallas area, and with it yet another reason to rejoice. In what may be the strongest sign of a recovered housing market in the Dallas area, home prices were up by the largest percentage in more than a decade. And many experts expect that trend to continue well into 2013.

The greatest single cause of the price jump in Dallas is the available inventory. The number of homes listed for sale is at it lowest level since the early 2000's. The lowered inventory combined with all-time low interest rates has continued to bring the buyer's out and create greater competition for the available homes. If inventory levels continue to remain low then the trend of rising home prices will most certainly continue.

As part of our Collin County Market Watch Real Estate Year in Review we will look at Frisco, Texas. Frisco, Texas is a suburb of Dallas and is in Collin County. Frisco has seen rapid growth in the last decade plus. In 2009 Frisco, Texas was named the fastest growing city in the United States as well being named the fasted growing city in the U.S. in a ten year period from 2000 to 2009. Today Frisco's population is estimated at 129,574 making it the 26 most populous city in Texas.







Real Estate in 2012 in Frisco, Texas was like many areas other areas of Collin County, on the upward swing. Like almost every city in Collin County Frisco, Texas saw more home sell and sell quicker than the previous year. The average days on market for sold properties in Frisco, Texas was down 21 days over the previous year. The number of sold listings was up almost 400 total sales. Forecasters expect the market in Frisco, Texas and surrounding areas to continue to remain strong throughout 2013.

2012 was a great year for real estate in McKinney, Texas. The number of properties sold in 2012 was up significantly from 2011 while days on market were down by almost a month. With more homes selling and selling quicker, inventory has reduced dramatically in some areas of McKinney, Texas. Many home seller's  received multiple offers on their homes, something was very rare in years previous. With reduced inventories 2013 should remain a good time for home owner's in McKinney, Texas to sell their homes.

This week, as a part of the Collin County Market Watch's year in review segment, we will take a closer look at Allen, Texas. It was a big year for Allen, Texas and not only because they opened their new state-of-the-art Football facility and won a State Championship. This year was also a great year for Allen, Texas real estate. 


















Like most areas if Collin County, Allen, Texas saw a healthier real estate year in 2012 than 2011. The amount of homes that Sold in Allen, Texas was up while average days on market for sold properties was dramatically down in almost every price point (the one exception in avg.days on market being the $1mil+ range which is not a heavy price point in Allen, Texas). And while number of homes sold increased in 2012 the active inventory in most price points was down dramatically. This helped create a situation where homes were selling for a better price and quicker than they had the previous year.

As part of the Collin County Market Watch real estate year in review series we will be breaking down the 8 cities we focused on in our general review of the Collin County real estate market for 2012. The first city we will break down into further detail will be Plano, Texas.

Plano, Texas has the largest population in Collin County, 264,269 (according to Census Bureau), accounting for nearly a quarter of the counties total population. 2012 was a good year for real estate in Plano. Listing inventory was down significantly and homes sold much quicker on average than they did in 2011. Average days on market went down in every price point in Plano, Texas in 2012. The number of homes sold in 2012 was up over 400 homes from the previous year.

A Year of Growth for The Collin County Real Estate Market


You may have noticed an increased amount of SOLD signs going up this past year in your Collin County city. You were not alone. 2012 was a strong year in almost all areas of Collin County. 2012 saw more homes sell, in fewer days, for more money than we did in 2011. By all accounts the real estate market in Collin County has bounced back with quite a flourish and looks to continue the trend into 2013 and beyond. 





We compared the number of SOLD listings in 2011 to 2012 in 8 major cities of Collin County. All 8 cities saw the number of SOLD listings grow, some cities saw it significantly grow.

We also compared the average SOLD price in 2011 to the average SOLD price in 2012. Only one of the 8 cities we studied saw a decrease in price, and in total Collin County saw a 2.4% increase in average SOLD price.
